Dear friend,

On a $1M loan @ 15% a year YOU CAN ENJOY passive income OF $12,500 a MONTH and do a lot of good helping us launch an organic farm. Our LLC owns the land outright. We will give you the security guarantee of a deed of trust against one of our area’s most spectacular properties, It is 120+ acres just 1/2 mile from popular boating destination Belews Lake.

To our Angel Investor who called and left a voicemail September 10:

You graciously expressed your interest and asked for a return call on your voicemail. However you have a private number which did not display in my iPhone’s Recents because you called while I  was working with my phone off that afternoon. Please TEXT me or recall and leave your # n your voicemail. I am  sorry I have been unable to call you but maybe you will visit our site again and see this note, God willing. (336) 541-0421

As our angel investor you will be given the gate combination and are welcome to bring your family and friends, We just ask you let us know when you want to come visit. Have fun hiking along the creek and watching the greenhouses be built and see the plants growing!

We are looking k for a savvy investor who sees the future is heading toward organic-hey, look around in every major grocery store now where we find organic sections and more organic products scattered throughout the store. Who grows all that? It is usually produce grown far away, picked unripe and in soil which is deficient in minerals. That means poor taste, even if it has no chemicals and can be labeled ‘organic’,

You can let $1M work for you passively @ 15% annually as a secured loan with our pledging the farm which is appraised at more than that. This beautiful piece of land is potentially worth 3-5X that according to comps within 1/2 mile.

We will be grateful for your passive investment which will help us develop our organic farm plan with state of the art growing equipment and exciting new greenhouses. We will also offer others our kits and growing systems. To grow the very tastiest organic food is a fun science and we know how after growing many gardens over decades and working as a master Gardener for the county ag extension.

The farm vision is to be expanded into healthful, super tasty and organic vegan food carts providing healthful lunches in major populated ares M-F.We will serve our prepackaged sandwiches, wraps, salads, grain and vegetable meals, smoothies and smoothie bowls, juices and herb teas for maximum health for our customers. We plan to franchise our organic vegan food carts in future. We will set up commissary kitchens in key places in each state which will prepare the lunches for our franchisees. With clever marketing we will grow this business statewide, then on to other states and one day around the world. Will you be in on it early? We hope so.

Our semi underground greenhouse designs are below we call the B.U.G. (bubble-insulated underground greenhouse). In our BUGS we hope to share suoer tasty, nutrient dense vegetatbles, fruits, nuts and grain in our community, on our lunch carts and also work with the United Nations Food and Agriculture Organization to help feed people worldwide. In our geothermal greenhouse design we dig a swimming pool shape 6′ deep and then erect a double greenhouse over the ‘pool’. The space between the inner and outer layers houses soap bubbles which insulate yet light sunlight through for the plants to thrive.

We can adjust the temperature to mimic any climate zone for any plants we grow. The baseline temperature below the frostline is 55 degrees. It is never too hot or cold. To bump up the temperature to the perfect degree for particular plants we adjust the ventilation and bubble production. This is a 4-season greenhouse.

Please take a look around…this is some of God’s prettiest land. i our area. You will indirectly have an ownership interest in it via a deed of trust.

The farm has about 15 open acres for growing and a beautiful forest and adjoins a nature preserve. Here are some pictures of the interior which is like a national park.

You can earn passively 15% a year for 4 years, $150K/year, which is payable @ $12,500/month for 4 years, then receive the initial $1M back as a balloon final payment. So your return on investment returns a profit of 60% over the 4-year term…

We are considering building a visitor center with an indoor/outdoor amphitheater for teaching organic gardening and vegan meal prep classes. The pasture gently slopes southward and a stage could be at the bottom with loads of parking space and the seating in semicircles on the natural hill with a little grading.

We bought a 15,000-gallon water tank for this use from Bryce Canyon, Utah National Park which used to serve their visitor’s center. Here is a little inspiration on the amphitheater…

The farm has a newly-built 50 ft,x 8 ft tall sliding gate on the property at the main entrance ready for installation. There is a bamboo covering for it, 8 ft high so the farm entrance can look like a hideaway. We got special permission from DOT and widened the transition driveway from the road to about 200 feet so any large trucks, horse trailers, etc. can enter or leave from either direction on Eden Church Road.

My dear friends, we are planning to beautify the farm further and get the organic farming and greenhouses going strong.

EARN Fifteen Percent AUTOMATED Passive Income Secured by Deed of Trust

Call or text Johnny Gregory at (336) 541-0421.

With the farms deed-secured loan you can make an automated PASSIVE INCOME of $12,500 a month paid from our real estate attorney’s escrow account for four straight years on a one-time $1M investment…with a deed of trust in your name on this gorgeous property near Belews Lake.

We had the property listed for $2.8M but feel it could really be worth 2x that now were it ever developed, which we do not want.

$150k a year interest for 4 years = $1.6M and 60% ROI.

We let the next door neighboring families reacquire 25 acres we had bought from them along their driveways so their kids can build next to them. This was with the agreement there will not be any hunting or shooting in our peaceful neighborhood.
The farm is literally only 1/2 mile from the water of THE most popular boating lake in the area, Belews Lake. We also adjoin the 155-acre Piedmont Land Conservancy’s Knight-Brown nature preserve which has walking trails and is forever protected from development…

At my direction our friends with the Rockingham County GIS department created color maps of the original 145-acre property (now 120) which includes a pink outline of some nearby properties 1/2 mile further away from the lake which sold for $28-35K/acre.

Those lots sold were 5 nearby 1-acre ‘building’ lots which simply had added a well and septic added. If ours was set up with well/septic the farm’s value would be $3-4M+. We do have some of the most beautiful natural rock features in NC.

A prominent realtor from Greensboro who walked our land suggested we ask $2.8M. We did list it for $2.8M with condition of a 2-year Buy Back agreement. It is not on the market now as we are seeking a loan secured by the property.

The original 145-acre farm is outlined below in LIME GREEN.

The map shows the farm’s .5-mile proximity to the popular Belews Lake which has many high-end multi-million dollar homes around it and is a fun recreational destination for boating, fishing, and water skiing. The farm is literally a half-mile from the water of the northeastern part of the lake near the dam.

Belews Lake is 9 miles long spanning 4 counties. The farm is just 1/2-mile from the water near the dam. The (5) 1-acre lots north of the farm which all sold 3-4 years ago are in the very top right corner of the map. These are a mile from the lake and went for $28-35K/acre. We almost go to the water.

The farm has an incredibly beautiful rock-studded creek 3/4 mile long and adjoins a nature preserve. It reminds you of Hanging Rock yet is only 20 minutes from north Greensboro up Battleground Avenue/Hwy 220N.

God made this so beautiful with hardwood forests and a spectacular boulder-studded 3/4-mile long creek. The director and staff of the nature preserve next door walked our forest. Their comment was, “The hardwood forests and stream corridors are beautiful,” Here are some other comments: from an appraiser: “Picturesque”.. from a neighbor: .”It’s just beautiful- that place could be a showplace!”..from an herbalist.”Most stunning property”… from a Whole Foods friend: “Very spiritual place”…from visitors: “When we saw the creek it’s the most beautiful place we’ve ever seen in our lives”…a surveyor of many properties over decades said “it has the most beautiful stand of trees I have ever seen”.

Organic Farm

Explore these pictures and video – please decide its beauty for yourself. Studded with rocks and boulders of all sizes and lined with beech trees and other hardwoods, the farm’s stream corridor is three-quarters of a mile long and runs through the center of the farm. Its national park atmosphere and rock features are similar to what you’d discover way up in the mountains near Hanging Rock, yet the farm is just 20 minutes north of Greensboro.

Our intention and goal is to start an educational organic farm on it with hiking trails throughout. Your investment can help us achieve it and we really appreciate you.

During the four-year deed of trust guaranteed loan or purchase with lease back period, improvements to the farm will continue to be undertaken. The new 50-foot motorized automatic sliding front gate’s posts are already set into concrete and the gate is ready for installation. We have a gorgeous eight-foot-tall bamboo privacy screen for it.

We plan earthen roads bordered by no-mow evergreen grass and wildflowers, walking/running/horseback trails, and several unique geothermal bubble-insulated greenhouses which will allow us to grow produce year ’round from any climate zone, HERE in the Piedmont of NC— even oranges, lemons, grapefruit, bananas and avocados), plus all manner of field crops such as organic vegetables, lush fruit and nut tree orchards and medicinal and culinary herbs and flowers. etc. All these will be installed on this beautiful property during the loan.

“Ooooh. It’s incredibly peaceful”.

If ever developed this farm could certainly be worth many millions. We do not want that but to preserve its natural beauty for posterity. To our knowledge there is nothing like it anywhere in our area. It feels like a national park. We are praying for you to become our Angel investor and enjoy seeing this vision flourish… remember it adjoins a 155-acre nature preserve and is so close to our area’s main boating lake.

We pray this property is where we will one day host educational organic farm tours and classes on DIY growing methods, health subjects and offer a fitness / biking / hiking / horseback course through the forest. It may become a destination for health-conscious visitors from around the world.

Take a look below at our B.U.G. (bubble-insulated, underground greenhouse) design, which is sunken six feet below grade to absorb the 55-degree year ’round temperature below the frost line. This temperature below the frost line stays constant at around 55F regardless of outdoor above grade temperatures. We begin each climate day with a grow bed temperature of 55-degrees, and we gain whatever the sun adds through doubled poly layers spaced four feet apart with soap bubbles for insulation. We will set temperatures, ventilation and light transmission to whatever particular crops need.

This will allow us to grow all climates’ produce in our climate zone. The plan is to offer kits scaled for homes, schools, churches, businesses, farms and more.

The first drawing shows the design with a sloped roof. I’ll bet you didn’t know that two layers of greenhouse poly film cuts out two-thirds of the natural sunlight.

Hence the B.U.G. design will have retracting plastic sliding across permanent knotted bird netting. When the weather is warm and sunny full natural sun shall bathe the growing plants while allowing pollinators like bees and wasps to come and go through the netting.

When it gets cold or too hot, a computer activates solar electric film rollers and the plastic layers will be opened or pulled into place as a cover from weather.

Then soap bubbles will generated in the cavity between the poly layers which insulate R-1 per inch. In 48″ the bubbles will give the B.U.G. R-48 insulation (more than most homes’ roofs) all the while allowing diffused sunlight for the plants to grow.

With computer adjusted temperatures, ventilation, fertigation (irrigation with organic plant-based fertilizers) we can grow tropicals or any variety of cold hardy plants.

See our newest CAD design below which is shaped like an arch, a doubled arch for soap bubbles in the cavity. What you may not realize is that this design is drawn using the Golden Mean or Golden Ratio, a beautiful mathematical formula found in nature.

RECAP:

You are invited to make a $1M farm deed-secured LOAN with the Deed of Trust on the property recorded in your name
Our real estate attorney will forward our agreement to your email for review.

These are OUR CONDITIONS and REQUIREMENTS for making the LOAN:

Remember, this is hands-free PASSIVE income secured by a beautiful and more valuable PROPERTY paying a handsome 15% a year interest…

Visits by appointment are welcomed.

No investor construction, no adding of any structures or any tree cutting shall be allowed during the loan period.

We shall preserve the national park atmosphere of God’s farm. The farm will build a manager’s cottage.

No hunting or shooting is allowed for several important reasons: 1) to protect the animals and their habitat, 2) for our neighbors’ and  kids’ safety and 3) for farm liability reasons.

Just next door are our good friends and neighbors with families,. On the south side is the nature preserve which has public walking trails – everyone’s safety must be guaranteed.

There is also an upcoming approved public campground on the west side of the farm. We are sandwiched in between two public use properties and our longtime neighbors with families so we cannot allow bullets to be flying through the woods. Hence there is ABSOLUTELY NO SHOOTING except for pictures and videos.

Also we require the farm to remain an animal sanctuary. I am a 40-year vegan myself so never kill or eat animals for health and spiritual reasons. Wild animals are God’s creatures just like you and me and need a safe place to live and rear their families, too.
Thank you in advance for your understanding. We must protect everybody and all creatures.

We must also avoid opening ourselves or you to liability from hunting or shooting.
Healthful Living LLC (owner) shall retain rights to build a manager’s cottage to live or RV camp on the property while working on all the educational organic farming and grounds improvement projects, including:
Creating up to three miles of roads and trails, erecting all-season B.U.G. greenhouses and barns (see our new arched CAD design) , and drilling planned irrigation water wells during the loan period.
Manager’s former crane and truck sales business has a handful of vehicles which are parked on the property. These shall remain until they are completed and delivered during first year of the loan period. This is a lucrative side business and requires little space. It will continue as a pastime of the farm manager and to help pay your interest.
The farm also has maintenance tractors, a bulldozer, track loaders, farm trucks, equipment, etc. and several road-building and farming machines onsite for doing farm work which onsite during the loan.
Take a look at some pictures of the farm. Watch our videos and see its beauty.

We believe you will agree it truly is quite unique land to have features of the NC mountains so close to Greensboro (25 minute drive) and Winston-Salem (35 minute drive).

Thank you for your time and interest and we really appreciate your help. We want to help you to earn 15% passive income on your $1M LOANwhich is good money for being a backer of a cool project. The loan comes with a guaranteed Deed of Trust recorded in your name with the Rockingham County Register of Deeds..

I have taken pains to lay out this deed of trust concept originated by our real estate attorney as a way to safeguard YOUR LOAN by pledging the farm to you as collateral.

God bless you,

Johnny Gregory for Healthful Living LLC

Farm Manager’s Bio

Johnny Gregory, manager of Healthful Living LLC is shown here with a LARGE turtle he rescued from the highway during a family trip. His sister, Lou took the picture during the rescue.

Johnny is a Greensboro native. He was born in Greensboro and lived on Fisher Park Circle and then in Irving Park, attending these schools: Irving Park, Aycock, Joyner (AT program) Mendenhall, Page, Virginia Episcopal Prep School, Florida Central Academy (prep school), Western Carolina University and Guilford College.

Johnny is a health enthusiast, tennis player, and longtime vegan/plant-based eater. He had a vegetarian catering business before he switched to a vegan (100% plant-based) diet. This gives him great experience for our upcoming electric food cart lunch business serving the most healthful and tastiest food in the world soon, thanks to you.

He owned an exercise equipment and health products business for 20 years.

To help our needy around town, Johnny volunteered with the Greensboro Urban Ministry in its early days (his mom was on their board) and helped in Guilford County’s feeding  of the local hungry as head of volunteers at the Greensboro Farmer’s Market near A&T State University.

Johnny helped his late mother, Catherine “Kay” Youngblood start and run the Greensboro CROP Walk, which she started. It is a nationwide nonprofit run by volunteer chapters of Church World Services. CROP Walk benefits local food banks across the US.

His mom was called in a newspaper article, “the Mother Teresa of Greensboro.” Johnny’s sister, Lou actually met Mother Teresa while Lou, a now retired physician’s assistant when Lou and her husband, Mar, retired emergency doctor and chief of staff of a hospital in Colorado were on a world medical missionary trip.

Johnny served as a master gardener for our Guilford County Ag Extension. He also served on Summerfield’s long-term planning green space preservation committee. He introduced cluster housing, wildlife corridors and protecting natural spaces in our area. His work, and that of his friends, made Summerfield a better place to live.

He was a volunteer and assistant coordinator for the Taste of Health Festival in Manhattan, NY working with the organization EarthSave started by John Robbins (of Baskin-Robbins family).

He was a volunteer and volunteer coordinator of Living Light Culinary Institute’s three years of hosting Vibrant Living Expos in Ft. Bragg, CA beside Mendocino.

Our vision is to create an educational organic farm on this beautiful 120 acres which adjoins a 155-acre nature preserve. Johnny has helped create walking trails on the nature preserve several times with other Piedmont Land Conservancy volunteers.

We hope to introduce the year-round growing B.U.G. greenhouse design (Bubble-Insulated, Underground Greenhouse) which will help farmers and gardeners worldwide. We plan to share this design with the UN’s Food and Agriculture Organization (UNFAO). These unique greenhouses utilize geothermal warmth, always 55-degrees below the frost line and can grow ANY crop from ANY climate zone, ANYWHERE and ANY TIME OF YEAR. NC will be growing citrus and avocados soon!

Thanks for helping YOURSELF to a farm-secured, automated 15% annual passive income by investing in us with $12,500 loan interest paid monthly for 4 years from our real estate attorney’s escrow account into yours ($1M becomes $1.6M in 4 years)…
